A good property ad answers the questions every tenant or buyer asks before calling: where exactly, how much, since when and on what terms. Owners who put these facts up front get fewer time-wasting calls and fill their room or flat faster. Here is how to write and manage the ad.

Details to put in a rent ad

  • Type and size: room, 1 BHK, 2 BHK, PG bed, shop. Floor, whether there is a lift and parking, and furnishing in plain words (unfurnished, semi, fully).
  • Monthly rent, security deposit, maintenance and whether electricity and water are separate. Hidden costs cause arguments later.
  • Area and nearest landmark, but keep the exact flat number private until you meet a serious person.
  • Who it suits: family, bachelors, students, working women, and any rules on pets, guests or timings. Being clear saves both sides time.
  • Available from which date.

Details to put in a sale ad

  • Area in square feet, carpet or built-up, floor, age of the building and facing.
  • Asking price and whether it is negotiable, plus ownership type and loan or society status.
  • Papers available: sale deed, property tax receipt, society NOC. Never publish copies of your documents in the ad.

Photos that bring serious people

  • Take 6 to 10 photos in daylight: living area, each bedroom, kitchen, bathroom, balcony and the building entrance. Clean and tidy before you shoot.
  • Show the real condition. A small crack that you disclosed is better than one the tenant discovers on the visit.
  • Do not use photos from other listings or the internet. It breaks the rules and loses trust.

Posting steps

  • Create an account, open Sell and choose the Property category, then pick rent or sale.
  • Add the details above, the photos, the price and the city and area, then preview and post.
  • Reply quickly, show the property in daylight and ask to see a photo ID of a prospective tenant before agreeing.
  • Mark the ad as rented or sold when done.

Agreement and safety basics

  • Use a written rent agreement. In India an 11-month agreement is common; check the registration rules for your state.
  • Collect the deposit by traceable payment against a written receipt, and note the meter readings and condition on handover.
  • Check whether the local police verification of tenants is required in your city and complete it if so.
  • Beware of anyone who wants to pay a large advance and send a courier or cheque, or who refuses to see the place.

Safety tips

  • Meet in a public, well-lit place and, where possible, take someone with you.
  • Inspect the item before you pay and check it matches the listing.
  • Never pay in advance, share OTPs, or move payment outside the agreed meeting.
  • Keep contact through the listing page — contact details are privacy-gated in the app.
  • Report suspicious sellers instead of continuing the conversation.

Frequently asked questions

Is it free to post a property ad?

Yes, posting is free. Optional paid plans only add visibility.

Can brokers and dealers post too?

Yes, but state clearly that you are a broker and mention any brokerage in the description so the tenant is not surprised.

How do I stop time-wasters?

State rent, deposit and rules in the ad. People who do not agree with them will not call, so the calls you get are more serious.
