How to find a room, flat or PG on rent without getting cheated
Renting is full of urgency and advance-payment pressure, which is exactly what scammers use. A calm routine of seeing the place, verifying the owner and signing a written agreement protects both tenants and landlords.

Search smartly
- Search by area and budget, then shortlist five or six places. Compare the rent with similar homes nearby on live listings.
- Be wary of listings with very low rent, perfect photos and a person who says they are abroad or in the army.
- Ask for the exact area, the floor, the available date and the deposit up front.
Visit before you pay anything
- Always see the property in person, at daytime, and meet the owner or a verified caretaker.
- Check water supply, power backup, mobile signal, safety, parking, cooking rules, visitors rules and the neighbourhood at night.
- Do not transfer a token or a booking amount to someone you have not met. A genuine owner will wait for you to see the place.
Verify and document
- Ask to see the owner's identity proof and some proof of ownership, such as the electricity bill, property tax receipt or sale deed copy.
- Ask whether the society or building has rules about tenants and registration. Landlords may need to inform the local police for tenant verification, depending on the city.
- Take photos and a short video of the condition of the flat at move-in, including meter readings.
The rent agreement
- Get a written rent agreement. Eleven-month agreements are common in India. Check the registration rules in your state.
- The agreement should state rent, security deposit, notice period, maintenance charges, rent increase, who pays repairs and the lock-in period.
- Keep a signed copy and receipts of every payment. Pay by bank transfer or UPI whenever possible.
Landlords: protect yourself too
- Collect ID and address proof and a recent photo of tenants. Do the police verification if your city requires it.
- Take a reasonable deposit and keep a written inventory of items you provide.
- Inspect the flat when the tenant leaves and return the deposit as agreed.

Safety tips
- Meet in a public, well-lit place and, where possible, take someone with you.
- Inspect the item before you pay and check it matches the listing.
- Never pay in advance, share OTPs, or move payment outside the agreed meeting.
- Keep contact through the listing page — contact details are privacy-gated in the app.
- Report suspicious sellers instead of continuing the conversation.
Frequently asked questions
How much security deposit is normal?
It differs a lot by city and local custom, usually between one and a few months of rent. Whatever it is, write the amount and the refund terms in the agreement.
Is a token advance safe?
Only after you have seen the property and verified the owner, and only against a written receipt. Never pay for a place you have not visited.
Do I need a registered agreement?
Often an agreement longer than a year needs registration. Check your state's stamp duty and registration rules or ask a local advocate.
What if a landlord refuses to return the deposit?
Keep your agreement, payment proofs and move-out photos. Send a polite written notice first and consider a legal notice if needed. For serious cases, seek legal advice.
